Real Estate Investor Financing

WE CLOSE DEALS.

We help real estate investors structure non-traditional financing for purchases, rehabs, and refinances — then match the property, credit profile, leverage, timeline, and exit strategy to the strongest responsible financing path.

Purpose Before Product

We Do More Than Quote a Loan.

We look at the property, the borrower, the leverage, and the end game. That allows us to determine whether the deal needs long-term rental financing, rehab capital, a temporary bridge, a rate/term refinance, or a cash-out strategy.

Fast ExecutionReady files are positioned for an efficient path to lender review and closing.
Investor StrategyWe structure the financing around what happens after closing — rent, rehab, refinance, or sale.
Leverage With ContextCredit score alone does not determine the deal. Unit count, DSCR, experience, ARV, reserves, and purpose matter.
Competitive, Clear PricingWe focus on competitive lender placement and transparent fees — not inflated fee structures.
Know the Lane Before You Apply

Purchase vs. Rehab vs. Refinance

The transaction type changes the product, leverage, payment structure, documentation, and exit strategy. Use this matrix as a quick screen, then complete the property intake so we can review the actual deal.

Showing all three financing paths.

PURCHASE

Acquire the right property with the right exit in mind.

Starting Screen1-4 Units: 660+ | 5-10 Units: 700+

5-10 unit files require stronger DSCR, experience, reserves, and mortgage history.

Stabilized RentalDSCR Purchase

For rent-ready investment property. Under $1M, top 1-4 unit DSCR tiers can reach up to 85% LTV; 2-4 unit overlays may cap leverage at 80%.

5-10 UnitsAbout 75% Purchase LTV Under $1M

KD Funding screens at 700+ FICO and generally targets DSCR of 1.10+ for this lane.

Short Hold / No Major RehabRTL Bridge

Use when the property needs limited or no renovation and the investor has a defined short-term exit.

Purchase + RenovateRTL Rehab

The acquisition and rehab are structured together. Exit can be sale or refinance into long-term rental financing.

REFINANCE

Restructure the debt or access equity for the next move.

Rate / Term1-4 DSCR: Up to 80% Under $1M

Use when the client wants to replace the existing mortgage without pulling equity proceeds.

Cash-Out1-4 DSCR: Up to 75% Under $1M

Available leverage falls as FICO declines and remains subject to seasoning, property, DSCR, and cash-out restrictions.

5-10 UnitsAbout 70% R/T | 65% Cash-Out Under $1M

Stricter investor experience, DSCR, reserve and property rules apply.

Weak DSCRCompare Non-DSCR Qualification

Bank statements, full documentation, 1099 income, or asset qualification may create a better path when rent does not support DSCR.

Buying Another PropertyCompare Bridge Star

When the equity is specifically tied to acquiring another property, an acquisition bridge may fit better than ordinary cash-out.

Important: This is a screening guide, not an approval or commitment to lend. Maximum leverage can be reduced by property type, unit count, DSCR, experience, reserves, credit depth, geography, valuation, seasoning, documentation, and lender overlays.
A Clear Path Forward

Investor Questions

Know What Changes the Deal.

Not always. DSCR is often the cleanest path for stabilized rentals, but some borrowers may fit Non-DSCR income or asset-qualification programs when the rent does not support the desired loan.
Meaningful renovation usually moves the deal into an RTL rehab strategy first. The exit can be a sale or a refinance into long-term rental financing after the property is completed and stabilized.
The 5-10 unit lane has stricter screening for FICO, DSCR, mortgage history, reserves, experience, property use, and leverage. KD Funding currently focuses on 700+ FICO for these files.
We can give you a screening range, but exact pricing and leverage depend on the transaction, property, FICO, unit count, DSCR or income path, experience, reserves, valuation, geography, and lender underwriting.
